	First floor has 2 bedrooms with private bath,a large living room with bar,all equiped kitchen ,terrace, laundry room with whasher and dryer. Second floor has 2 bedrooms with private bath,a large TV room(cable) and a nice terrace with ocean view.  House keeping ,garden and swimming pool cleaning,security are included and provided by on site team. The entire house has air conditioning . Cable TV and phone(local and national) are free. Computer and free internet access. 2 additional single beds can be added in the TV room.
Activities ? Ferries will take you from Puntarenas to Nicoya peninsula several times a day. Tours start every day at the Puntarenas Yacht Club to visit mangrove and Nicoya gulf islands. Jaco (Los Sueños) will welcome you for golf and sport fishing . Canopy tours are near by Jaco . Poas and famous Arenal volcano may be visit on one or two days.

PAYMENT AND CANCELLATION POLICY: 

• An initial deposit of 50% is required to hold your reservation. 

• The remaining 50% is paid upon arrival only. The deposit is paid by wire transfer to our bank in Costa Rica. The remaining is payable  cash. 

• There is a refundable security deposit of five hundred dollars ($500 US) for short term rental, to be paid when you arrive. This is to cover any damage due to negligence, or items missing on the property (a credit card voucher can be used).  The security deposit vary according to the length of stay.

REFUND POLICY:

• Written cancellation and refund request notice received by Tres Emmarinas less than  60 days before your proposed arrival date will be eligible for a voucher equal to 50% of the deposit. This voucher may be used as credit toward a future booking within the next 18 months. 

• Written cancellation and refund request notice received by Tres Emmarinas more than 60 days before your proposed arrival date will be eligible for refund less an amount of $150 for the cancellation fees and wire costs, or a voucher equal to 100% of the deposit.
